South Beach

This colorful and art deco neighborhood is the epicenter of South Florida

Welcome to South Beach

An integral part of Miami Beach, this colorful and art deco neighborhood is the epicenter of South Florida, with a history dating back as early as 1910. From its art deco pastel tinted buildings to its beachside sanctuary donning the reputation of the American Riviera, South Beach is a haven of old-world architecture, cabana filled sand dunes and dynamic new modern eateries all lodged into one district. And with real estate options comprising of luxury oceanfront condominiums such as 1500 Ocean to smaller budget-friendly buildings steps from Muscle Beach, there is an array of properties to choose from ranging from all different price points.

Spanning from 5th street north to 22nd street, South Beach is a thriving community lending pride of place to Lincoln Road Mall, Espanola Way, Bass Museum of Art and Wolfsonian-FIU. South Beach is affectionately known to locals as SoBe and was the first section developed in Miami. An eclectic palm-fringed neighborhood home to Gianni Versace’s mega mansion on Ocean Drive, South Beach is the heart of the beaches and the world’s most sought after oceanfront playground due to its five-star hotels, refined culinary landscape and iconic architectural history.

Art Deco Historic District

South Beach is more than post-card worthy memories on the beach with blush blue skies overhead. It’s a historic time capsule into the architecturally vibrant days of the 1920s and 1930s. Home to over 800 plus buildings boasting wildly eccentric décor, South Beach’s Art Deco Historic District is a real estate lens into the bygone era of neoclassical design mixed with ultra-brilliant hues. The first 20th-century neighborhood that’s recognized by the National Register of Historic Places, historic preservationist Barbara Baer Capitman vigorously worked to protect this animated neighborhood by founding the Miami Design Preservation League. In result, Capitman was successfully able to bring back the original style of South Beach’s legendary boutique buildings.

In restoring these colorful day-glow structures such as Park Central Hotel known for its bold window “eyebrows" and The Carlyle built with visor-like sunshades, the Art Deco Historic District became a canyon of curvaceous corners where locals and visitors could eat, stay and play in. Other notable buildings that made a comeback include Cardozo South Beach, Hoffman’s Cafeteria Building, Miami Beach U.S. Post Office, The Marlin Hotel, Cameo Nightclub, The Webster, The Tides, The Breakwater, Essex House Hotel, The Clevelander and Art Deco Beach Patrol Headquarters.

World-Renowned Vacation Destination

A water play land off the coast of the Atlantic Ocean, South Beach has been coined one of the world’s top vacation destinations due to its lively portrait of architecture and rapidly growing hospitality portfolio. When walking down its sunbaked beaches, a parade of neon painted lifeguard stands line the blocks. Bicyclists leisurely troll through the streets in result of the program named DECOBIKE LLC by Citi Bike. This initiative allows residents and visitors to rent bicycles (locked into a network of docking stations throughout the neighborhood) 24 hours a day, 365 days a year.

Historically preserved streets, such as Ocean Drive and Espanola Way, house a pantheon of old and new restaurants. LT Steak & Seafood, The Front Porch Café, Gianni’s, News Café and Sugar Factory American Brasserie are a few of the most coveted restaurants on Ocean Drive. Espanola Way, the first commercial development on Miami Beach constructed in the early 1920s, serves as a pedestrian only enclave of dining and entertainment. Modeled after a Mediterranean village, this peach-colored bohemian gem is an immersive all-encompassing experience where visitors and locals can dine, stay, shop and drink. Undergoing a 2.5 million revitalization project in 2017, Espanola Way has become a reimagined pathway.

Authentic restaurants such as Havana 1957, Hosteria Romana and Mare Mio light up the sidewalk with savory dishes and creative cocktails that stay open until late hours.

Lincoln Road Mall, stretching eight blocks and located just a few streets from the beach, is Miami’s premiere outdoor shopping center. Carpeted with high end retail storefronts such as 7 For All Mankind, Intermix, Jo Malone London, John Varvatos, Scotch & Soda and Zadig & Voltaire, Lincoln Road is the epicenter of the neighborhood where residents can fulfill their favorite pastime. Café at Books & Books, Juvia, Meat Market, Nexxt Café, Segafredo Café, Spris, Mister01, Pizza Rustica, Yard House and Yardbird Southern Table & Bar are categorized as some of the most popular restaurants amongst locals and are top notch destinations for people watching.

Time Out Market, a uniquely curated dining experience by Time Out magazine is Lincoln Road’s newest addition. Featuring 17 kitchens, three bars, a demo cooking area and a video installation wall, Time Out Market lends visitors an eye into the best Miami has to offer spread across 17,000 square feet. Jeremy Ford, Norman Van Aken and Giorgio Rapicovoli are three of 17 chefs that are showcasing their world-class skills inside Time Out Market.
